Soil and Groundwater Investigations/ Cleanup, Asbestos Abatement Shoreline, Washington
In 2001, G-Logics managed soil-remediation work on
a commercial property in Shoreline,
Washington. Previous site investigations performed on the property identified
the use and
storage of hazardous materials and petroleum products including drum storage,
an
aboveground storage tank, soil staining, an oil/water separator, paint spray
booths (interior
and exterior locations), and catch basins. High concentrations of petroleum
hydrocarbons (as
oil) were found to be present in the soil. In addition, volatile organics
were detected in
sediment and sump-water samples. Lead also
was found in soil samples at concentrations
above cleanup levels. The remediation work
included the excavation and offsite disposal of
three underground storage tanks (discovered
during the soil cleanup), one hydraulic hoist,
several catch basins, and an oil/water separator.
G-Logics was present for the removal of the
USTs and documented the condition of the USTs
and the exposed soils. Confirmation samples
were collected from the UST excavations and
submitted for chemical analysis. A UST Site
Assessment report was submitted to Ecology

summarizing the field activities, analytical results, and
recommendations. A total of 350 tons
of excavated contaminated soils were excavated and removed from the property
for off-site
treatment.
Areas where remedial activities had occurred were identified
on site mapping. This mapping
was provided to the site development contractors so they could verify the
compaction of
backfilled soils in the test pits and remedial excavations.
G-Logics also managed an asbestos-containing material
(ACM)
survey of the former grocery store and two commercial structures
located on the property. An AHERA-certified building inspector from
G-Logics obtained representative bulk material samples from the
structures and submitted the samples for asbestos analysis.
Multiple asbestos-containing materials and universal wastes were
identified in the structures. This information was summarized in a
report to our client.

An asbestos-abatement contractor conducted the removal of
asbestos and other materials
before the start of building-demolition activities at this site. The asbestos-abatement
project
included the removal of materials including floor tile, sheet-vinyl flooring,
mastic, wallboard,
textured ceilings, exterior metal-clad cement-asbestos boards, pipe insulation,
and roofing
materials. In addition, light-fixture ballasts (interior and exterior) containing
PCBs, fluorescent-
light tubes, and mercury-vapor lamps (universal wastes) were removed before
the building
was demolished. Upon completion of asbestos abatement, the on-site representative
for
G-Logics, a Certified Asbestos Hazard Emergency Response Act (AHERA)
building
inspector, performed a visual inspection of the completed areas.
In August of 2001, an additional underground storage tank
(3,000-gallon gasoline tank) was
discovered during redevelopment of the former grocery store property. This
tank was believed
to have been associated with fueling operations for the former facility's
delivery trucks, but was
subsequently covered with pavement. G-Logics retained a subcontractor
to perform the
excavation and tank closure work. The UST Site Assessment work for this
tank was
performed as described above.
Based on the combined remedial efforts for the properties,
G-Logics concluded that site
contamination had been remediated in accordance with MTCA requirements and
no related
hazards to human health or the environment remained. Therefore, a No Further
Action (NFA)
determination was requested for the multiple cleanup actions performed at
the property. An
NFA was granted by Ecology for the assembled properties in early 2002.
