For an
industrial client, G-Logics provided Phase I and Phase II Environmental
Site
Assessment services for multiple properties in Washington and Oregon. These
sites
included large parcels of agricultural, commercial, and industrial land
(over several hundred

acres) considered for expansion of the client's existing facilities. Phase I site assessments discovered the possible presence of soil contamination at these properties due to past operations, hazardous-material storage, unlawful dumping, and site filling.
Phase II exploration work at one site identified the presence of arsenic, petroleum hydrocarbons, and polynuclear aromatic hydrocarbons. The client proceeded with the acquisition of these properties, but successfully negotiated a reduced purchase price and indemnification language in the sales agreement. Remediation for the identified contaminants at these sites currently is being scheduled.
